Source: supplied MLS closed-sales export. All bars start at $0 on the same scale and use price-band midpoints. Selected examples, not a ranking of all subdivisions; prices include land and improvements.

Use this comparison as a starting point. These are different homes sold across the supplied period, with differences in size, condition, lots, and water access. The chart does not isolate a subdivision premium or establish the value of an individual property.

This opening chart uses the full supplied sales history for these three labels. Use the filters below for the other charts and subdivision comparison table.

Now using explicit Close Price and Close Date.

All 418 sales records match the earlier residential export, and every Close Price matches its earlier Current Price. The data contains repeat sales at different dates. Waterfront classification, footage, and dock depth remain absent. These home prices include land and improvements; they are not vacant-lot values.

The price mix

Where the records fall.

Counts by the midpoint of each $10,000 sale-price band. Every band uses a lower-inclusive and upper-exclusive boundary.

The supplied date range spans parts of 2024 and 2026. This chart is a price distribution, not a time trend.

Size & reported price

One dot. One MLS record.

Hover a dot for its subdivision, closing month, reported size, and $10,000 sale-price band. Dots use band midpoints, not exact prices.

All selected records remain in the plot, including unusual observations. A relationship in this sample is not an appraisal adjustment or a land-value allocation.

Average reported lot size in selected sales: —

Zero or missing acreage is excluded. Each closing counts once; repeat sales are retained. This describes the sold sample, not every lot in a subdivision.

Subdivision sales at a glance.

Browse every subdivision label in the filtered sample. Open a name for its individual sales. Medians describe different homes across the selected dates and are not adjusted value estimates. Similar names and phases remain separate until their boundaries are verified. Subdivision links open their complete supplied sales history.

Before calling this a market trend

What the file lets us see.

  • 418 distinct sales records, all Closed / RESI.
  • 267 distinct subdivision labels as exported.
  • Three addresses occur twice, each with different closing dates. All six reported closings are retained; no duplicate address/date/price combination was found.
  • Two records show zero acreage; zero is retained as supplied and flagged for review.
  • One reported sale pairs 579 SF with a $1,900,000–$1,910,000 price band. Verify the size and property circumstances before interpreting its price per SF.

What will make the map possible.

We need complete locations—city and ZIP, ideally latitude and longitude—to place properties accurately. No property markers have been guessed.

Sold prices and dates are now supplied. Complete addresses with city and ZIP or coordinates, waterfront classification and footage, dock and bulkhead details, water-depth fields, original list price, days on market, and remarks will support the next stage of mapping and property comparisons.

Sale prices are displayed in $10,000 bands, lower-inclusive and upper-exclusive. Summary ranges use the median of band endpoints; for even samples, that range may span two adjacent bands. Price filters include overlapping bands. Exact prices, MLS numbers, full addresses and exact closing days are not included in the browser dataset. Missing locations, frontage, and depth have not been inferred. Filtered counts and medians describe only the selected records. Home prices combine land and improvements; they do not establish lot values.
