Lot sales overview

A closer look
at lake lots.

Explore the reported transactions behind each subdivision’s price range. Keep waterfront setting, lot size and existing site improvements in view.

Supplied MLS closings · May 2024–October 2026 · Reviewed October 24, 2026

Separate sample. Classification still under review.

These 469 records were in the full land-sales export but not in the supplied waterfront export. They are kept here for a future non-waterfront section; absence from that export does not independently establish non-waterfront status. They are never blended with the waterfront statistics.

Capitalization and spacing are normalized for grouping. Abbreviations, phases and similar names remain separate. “Single sale only” means the low, median and high are the same transaction—not an established subdivision range. No low-price cutoff has been applied.

A price range is a starting point.

Lot size, setting, frontage, water access, existing improvements and sale date can explain large price differences. These summaries do not measure appreciation, isolate a waterfront premium or appraise an individual lot.

Keep the comparisons separate

Homes are a different dataset.

Home-sale prices include the residence. Use the residential summary for homes and this page for reported lot-and-land transactions.

Sources: Agent Single Line Sold land.csv (550 records) and Agent Single Line Sold land waterfront.csv (81 records), supplied October 24, 2026. All 81 waterfront records match the full file with matching closing prices and dates. Prices are shown in $10,000 bands, lower-inclusive and upper-exclusive. Median bands use the median of band endpoints; price/lot-SF ranges are derived from those bands. Street numbers, unit identifiers, MLS numbers and exact closing days are omitted, as are buyer-agent and office details. Waterfront footage, measured dock depth and the value of existing improvements are not included in these exports.
